Signature Global IPO is scheduled to be launched on September 20 and will close on September 22. The IPO aims to raise approximately ₹730 crores. This offering consists of a fresh issue of ₹603 crores and an offer for sale of equity shares with a face value of ₹1 each. The allocation for different categories is as follows: 10% for retail investors, 75% for Qualified Institutional Buyers (QIBs), and 15% for High Net Worth Individuals (HNIs).

Signature Global India Ltd is the largest real estate development company operating in the National Capital Region of Delhi (Delhi NCR). The company primarily focuses on affordable and mid-segment housing, particularly in the price category below ₹8 million, and it held a significant market share of 19% in terms of units supplied between 2019 and 2021.

As of March 31, 2021, Signature Global had successfully sold 21,478 residential units, with an average selling price of ₹2.81 million per unit. The company strategically aligns its projects with central and state government policies that support affordable housing. Specifically, it adheres to the Affordable Housing Policy (AHP), 2013, as notified by the Town and Country Planning Department of the Government of Haryana, and the Affordable Plotted Housing Policy, also known as the Deen Dayal Jan Awas Yojana (DDJAY-APHP).

In addition to its commitment to affordability, Signature Global places a strong emphasis on sustainable development. The company incorporates green concepts and techniques into its projects, including sustainable water management facilities, low flow fixtures to conserve water, efficient solid waste management practices, and the use of solar panels for renewable energy generation.

All of Signature Global’s projects are strategically located in the well-developed Delhi NCR region, ensuring connectivity to various parts of Delhi NCR. Some of its notable completed projects include Solera, Serenas, and Synera, all situated in Gurugram, Haryana. The company also has ongoing projects such as City 37D, Sunrise, and Prime, located in Gurugram, Karnal, and Gurugram, respectively.

The objectives of the issue are as follows:

  1. Repayment of Debt: The net proceeds from the issue will be used to pay off debt, including the debt of its subsidiaries, namely Signature Global Homes, Signature Infrabuild, Signature Global Developers, and Sternal Buildcon.
  2. Inorganic Growth: Another allocation of funds will be directed towards inorganic growth initiatives, specifically for acquiring land.
  3. General Corporate Purposes: The remaining funds will be deployed for general corporate purposes to support the overall operations and expansion of the company.
